A typical BZM small home runs six to nine months from contract to keys. Here's what each phase looks like — and how long it should take.

Phase 01

Design & Permitting

Drawings, engineering, finish selections, and full permit submission to the City of Edmonton. We walk you through every decision before construction starts.

Duration6 – 10 weeks
Phase 02

Site Prep & Foundation

Excavation, grading, footings, foundation walls, and weeping tile. Engineered, inspected, and signed off before framing begins.

Duration3 – 4 weeks
Phase 03

Framing & Lock-Up

Floor systems, walls, roof structure, sheathing, windows, exterior doors. The home goes weather-tight before interior work starts.

Duration4 – 6 weeks
Phase 04

Mechanical & Finishes

Rough-in plumbing, electrical, HVAC, insulation, drywall, paint, flooring, cabinets, millwork, tile, fixtures. The longest phase — and the most rewarding.

Duration10 – 14 weeks
Phase 05

Final Inspection & Hand-Off

Punch list, deficiency walk, final municipal inspection, occupancy permit, and key hand-off — with a written warranty in your hand.

— 01 Why do you cap builds at 2,000 sq/ft?
It's a deliberate choice. At our size, capping square footage means we can keep one team on every project, stay close to every detail, and never let a build slip into a "production" mode. If your dream home is bigger than 2,000 sq/ft, we'll happily refer you to a larger builder we trust.
— 02 How is the price determined?
After a free consultation and lot review, we provide a detailed line-item quote based on your floor plan, finish selections, and site conditions. The quote is fixed-price wherever possible, with clearly identified allowances for items still to be selected (lighting, tile, hardware, etc.).
— 03 Do you handle permits and drawings?
Yes — every BZM build includes architectural drawings, engineering, and full City of Edmonton permitting. You'll never need to chase paperwork at City Hall.
— 04 What's the deposit structure?
Builds are typically structured as a series of progress draws tied to construction milestones (foundation, framing, lock-up, drywall, finishes, completion). The exact schedule is spelled out in your contract before any money changes hands.
— 05 What warranty do you offer?
Every BZM build comes with a written workmanship warranty covering labour and installation. Specific coverage and duration are detailed in your contract — and we stand behind it. If something isn't right, we come back.
— 06 Where do you build?
Greater Edmonton and surrounding communities — including St. Albert, Sherwood Park, Leduc, Spruce Grove, and the Edmonton metro area. If you're outside that range, ask us anyway — we'll let you know honestly whether it fits.
