— 01 How fast can you start?
From signed contract and approved permits, we can typically be on site within one to two weeks. The biggest variable is permit approval timeline at the City of Edmonton, which we manage end-to-end. If you're on a hard lease commencement date, tell us early — we'll back-plan from your deadline.
— 02 Do you work with my landlord?
Yes, and we prefer it that way. We coordinate directly with property managers and base-building engineers on tenant improvement allowances (TIA), build-out scope approval, after-hours work coordination, and base-building utility tie-ins — so you don't have to be the middleman.
— 03 Can you work with my architect or designer?
Of course. If you've already got architectural and engineered drawings, we'll quote and build to spec. If you haven't, we can connect you with commercial designers we've worked with for years — or work with whoever you've engaged.
— 04 What about Tenant Improvement Allowance (TIA)?
If your lease includes a TIA, we'll work with your landlord to align our scope and invoicing with how the TIA is structured — fixed allowance, reimbursement-based, or direct-pay. Our quotes are line-itemed so any TIA reconciliation is straightforward.
— 05 Do you do after-hours or weekend work?
Yes — for retail centres, multi-tenant buildings, and tenant improvements where adjacent businesses need to keep operating, we can schedule overnight or weekend work. It costs more, but if your timeline or building rules require it, we make it happen.
— 06 What size projects do you take on?
Most BZM commercial fit-ups range from 1,000 to 5,000 square feet — though we've taken on smaller and larger. If you're not sure whether your project is a good fit, just ask. We'll be honest about whether we're the right team for the scope.
